Ocean Parkway Examples
343 Ocean Parkway
The turret would make a nice office. Three equal windows to get more lites. But the peak of the turret could be over 35 feet. Keeping the peak to 35 feet would push down everything else. Or get variance where 35' applies to roofline, not tower.
347 Ocean Parkway
I like the left side, with the nested gables and a dormer. The satellite image show that there is no gable out the back, just a dormer. Look at the house's page to see how muddled up the house has become.

28 Wellington Court
A cross-gable. This isn't as fat as the next. Lots of pictures at StreetEasy and Zillow [attic is pictures #7 and #9], including floor plans, but no dimensions. 2100sf. Of the ones of this page this makes the most sense, from top floor space and construction cost. Making this a favorite. See house's page for the very different other side. Lot is 45' wide.
346 Marlborough Road
A cross-gable. This was the first candidate that I came upon. The roof is more symmetrical than the one above. Appears to be 24' wide, which is larger than I want. Many rental pictures from when the upper apartment was listed on StreetEasy. The cross-gable gets good space on the top floor. Floor plans and are on its pictures page. Lot is 50' wide.
751 Rugby Road
1910. 5 beds, 3 baths, 2301sf. This is an attractive house. I like its symmetry, which is lacking in most on this page. Page at Zillow. Lot is 40' wide.
19 Wellington Court
Very similar to the above. The only difference is the windows in the twin gables are retangular here. They have semi-circle tops in the other. Building is 20' wide, the same as my row house. Originally about 40' deep. Page at Zillow, including floor plans. Lot is 40' wide.
65 Waldorf Court
A nested gable roof. Lot is 45' wide.
This is part of a facade facing towards the ocean. Hence many viewing places. Only a spot window within the nest, but they got a wide window expanse in the main gable.
23 Waldorf Court
A cross gable roof, with semi-circle. I'm not fond of the semi-circle, but included as an example of good attic space. 2208 sq ft, which may include the front bloat. Page at Zillow. Lot is 40' wide.
51 Waldorf Court
A cross-gambrel roof. This gets the maximum space on the third floor. 2,800sf. Lots of pictures at StreetEasy, including floor plans. But it just looks so ungainly. Nor am I fond of gambrels. Are there any in Greenport from the early 1900s? House is 20' wide. Lot is 37.5' wide.
493 Stratford Road
I like turrets. I like this house. A real mishmash of roofs. On the right side is a gambrel roof. On the left a gable. And a dormer window jammed alongside the turret. (Making this leak prone?) If 35' max height is measured to the top of the turret, instead of the roof line, it could be a detriment. 2,596sf. Lots of pictures at Zillow. No floor plans, but has been chopped up and extended out the back. Lot is 40' wide.
350 Westminster Road
1925. I included this one as a sad example. Hopefully someday someone will reopen the porch. This isn't as good example as the previous, as there is less space on the third floor. No page on StreetEasy or Zillow. Lot is 50' wide, which allows for a porch wider than the house.
